Investment Opportunity in Integrated Tourism Development in Jurong Lake District, Singapore

To ensure that the city-state’s tourism landscape continues to offer a steady pipeline of new, high-quality and engaging attractions, Singapore is expanding its tourism offerings into the Jurong Lake District, the largest business district outside of Singapore. the central area.

Covering 410 hectares, Jurong Lake District has four main districts: Jurong Gatewaythe existing commercial node around MRT Jurong East station; East lake shorea new mixed-use neighborhood around the future Cross-Island Line station; Edge of West Lake, a complementary leisure and recreation area surrounding the Jurong Lake Gardens; and the International Business Park, which will be rejuvenated with more mixed uses in the years to come. The neighborhood offers quality office space, attractive homes and ancillary retail and F&B amenities to serve businesses, workers, visitors and the local community. Family-friendly attractions, hotels and entertainment venues will also be added to complement the Jurong Lake Gardens.

The Jurong Lake district will be at the center of new developments over the next two decades, with the government prioritizing the sale of sites in the district. Once fully developed, JLD will have 100,000 new jobs and 20,000 new homes to support Singapore’s growth as a thriving global city. As more businesses and residents are drawn to Jurong Lake District, it is expected to bring strong demand for high-quality leisure activities and short-term accommodation.

The Singapore Tourism Board (STB) has issued a Request for Proposals (RFP) to develop and operate a 6.8 ha integrated tourism development in the Jurong Lake District. As the region’s first major attraction and hotel group, this development will have first-mover advantage in the Jurong Lake District to present limitless possibilities and attract the interest of visitors from all over the world.

The development will include a mix of offerings with attractions, hotels, retail, food and beverage and entertainment offerings, all with a focus on technology, “educational entertainment” and sustainability. It will be a unique, world-class destination that attracts both international tourists and locals, will complement existing nearby attractions such as Jurong Lake Gardens and the new Science Center, and will be well-integrated with the whole district of the Lake Jurong thanks to a seamless network of pedestrians. – friendly streets and well-designed public spaces.

The site is prime with a 300-meter-long (984-foot) water frontage and sweeping views of Jurong Lake and Jurong Lake Gardens. The development is directly connected to the Chinese Garden MRT on the East-West line and benefits from the proximity of the North-South line, the Cross Island line and the Jurong area line, providing easy connections to the development. This site is easily accessible on foot or by bike. Connected by walking and cycling trails along Jurong Lake, Jurong Town Hall Road and Boon Lay Way, the development will seamlessly connect to Singapore’s cycle and park networks.

Despite COVID-19, Singapore remains a very attractive destination for business and leisure travellers. Existing tourism offerings are refreshed and rejuvenated and opportunities for investment in new tourism products are also created. The launch of this tender signals Singapore’s intention to move forward with medium-term plans, to build a better and more exciting tourism landscape so that Singapore remains an attractive destination.

The Request for Proposals (RFP) for Jurong Lake District Tourism Development is now open and the deadline for submission of proposals is October 18, 2022. Upon awarding the RFP, the entire site will be leased to the successful developer for 60 years.
